If we talk about Delhi-NCR precisely, between year 2000 to 2015, there were many big, branded developers emerged as the top real-estate developers who were catering to the increasing demand of home or ek apna chota sa ghar in the heart of INDIA.

Buying a home is a major milestone in one’s life — but in India, many buyers have faced delays, fraud, and poor construction due to unregulated and unaccountable real estate practices. To solve this big issue, the Government introduced the Real Estate (Regulation and Development) Act, 2016 (RERA).

Here, we’ll focus on UP RERA (Uttar Pradesh Real Estate Regulatory Authority) — how it works, what it does, and why every homebuyer in UP (INDIA) should know about it. I will try to put in deep insights from my personal experience that could help you in understanding RERA in better and easier way.

What is UP RERA?

UP RERA Helps Homebuyers in many ways:

1. Mandatory Project Registration

After 2016, All real estate projects (above 500 sq.m or 8 units) being developed in Uttar Pradesh, must register with UP RERA. This ensures:

  • Projects are legal and approved
  • Builders disclose full details (layout, timelines, financials, number of units, principal architect, principal contractor and lot more details)

2. Transparent Information

Buyers can check a project’s status which is being updated quarterly, approvals, and complaints online at UP RERA website through various search options.

3. Accountability of Builders/Developers

  • Builders can’t make false promises
  • They must deliver as per the agreement, both in terms of quality and time
  • Penalties for delays or non-compliance

4. Protection of Buyer’s Money

70% of the amount collected from buyers must be kept in a separate escrow account — used only for construction and land and the money can only be withdrawn by certifying the work done as per Chartered Accountant (CA) Certificate.

5. Dispute Resolution

Buyers can file complaints directly on the UP RERA portal and expect a hearing within 60 days. No need for lengthy court cases.

6. Right to Refund or Compensation

If the builder delays possession or violates the agreement, buyers can:

  • Ask for a full refund with interest
  • Claim compensation

7. Monitoring of Ongoing Projects

UP RERA regularly checks if developers are following rules and timelines by ensuring that Quarterly Progress Reports (QPR) are filed by builder as per required formats.
